With the obvious intensive capital requirements in the property industry, we have both private and institutional funding in place. In conjunction with an in-house legal team we operate with a high degree of fluidity allowing us to move quickly on opportunities when timing can be of the essence and competition high.
We work on a deal-by-deal basis, and rarely have the same uniform approach. Crucially WE ALWAYS commit a proportion of our own funds to the deals we undertake to ensure we have ‘skin in the game’. Investors share in any up-side in a pro-rata basis, and to date we are confident to say we have delivered returns that surpass any property fund in the market!
Heavily linked to the research stage, we evaluate the key market demands and then painstakingly design our projects around these. This is the ability to take something and unleash its full potential, for someone to walk in a project and fall in love with it... We push the envelope with new and cutting edge solutions whether that be storage, aesthetics, lighting, new technologies etc… but crucially remain sensitive to the core sensitivities of any project. Nothing bores us more than ‘cookie-cutter’, we want our projects to stand alone. When we arrive at market there is nothing we don’t know about the anatomy of our projects, for one reason – we were the ones who put them together!

We hates when an incredible project is let down with that last 2% of poor finishing, or those developers who think that a location is enough to justify a cheap finish as the buyer will come and put it right…. We demand excellence at this stage or the hard work has been for nothing. It is the finished product which reflects upon our reputation, which is why we never cut corners or hand over a property we wouldn’t be happy personally living in or owning ourselves.
The Directors of Kapytal have an extensive international property marketing background and have worked on some of the most exciting (and obscure....) projects around the world. We understand the importance of developing an individual projects brand and how the marketing collateral and activities underpin it's success.
You can have the best product in the world, but it needs to have the correct ‘feel’ when clients come into contact with it. It needs to be visible to the correct target group of clients who will ultimately purchase, and it needs to know how to marry up with these clients. Our experience has seen us do this with a variety of projects, commercial, resorts, residential, UK and abroad. We haven’t had a ‘uniform’ approach to this as quite simply we haven’t worked on ‘uniform products’. We constantly push boundaries and new frontiers with our marketing to stand out from the generic, and heighten a projects success.
We fulfil sales with an in-house sales team working in conjunction with some carefully chosen partners throughout the world. Ultimately the final part of the process whereby we can judge the overall success of the project in monetary terms. We like to believe if all stages are fulfilled prior to this our projects will essentially sell themselves!
We don’t believe in a hard-sell, it’s about providing clients with the correct information to a degree whereby they are confident to make an informed decision. If we have fulfilled the previous stages to the highest level then ultimately our projects will do well. We probably shouldn’t but we still get heavily involved with the sales process as we are handing our pride and joy over to new owners. We only work with trusted partners who reflect our brand and desired level of customer service.
